| These restrictions are a "representative" of this neighborhood. Please understand there may be some differences for each phase of the neighborhood. | ||

1. All structures erected upon the premises shall be of a residential nature and purpose and no more than one (1) such dwelling unit shall be erected on any lot in Crantor's Multi-family Subdivision, herein called the Revised plan, which included Lots Nos. 53 to 75, inclusive, as numbered in the Revised Plan. Such single dwelling unit shall be limited to the use and occupancy of one (1) family. 2. The dwelling unit permitted under these limitations shall be of conventional or modular construction as these terms are understood in the building trades. No mobile homes shall be erected, in whole or in part. 3. No structure shall be built in front of lines of the following
depths from the boundary lines on these streets, roads or lanes: (a) of Revised Plan Lots Nos. 54,56,58,60,62,64,65,67,69,71,73 and 75, twelve
(12) feet; and 4. In constructing any structure on the premises, the living quarters shall be built and completed first. Garages and other structures except as are required by utility companies shall be built as an integral part of the dwelling structure. 5. No commercial enterprise or activity shall be carried on in or about any structure erected on the premises unless such shall not involve manufacturing of any kind or handling of foodstuffs in bulk. 6. No signs or billboards shall be erected or maintained on the premises. 7. All sewerage and water shall be eliminated into the public system of the Township of Armagh. Connection shall be the responsibility and at the expense of any constructor or owner, or both. No open burning of wastes shall be done at any time or for any reason. 8. No animals, other than usual and common household pets, may be kept, maintained or raised on the premises conveyed herein; PROVIDED that only one(1) such pet may be so kept and such shall be confined within the owner's or occupier's residence unit except for brief periods of outdoor exercise on a restraint under the personal supervisions of the pet owner. Pet litter shall not be left lie about the outside area for any reason. 9. Owners or occupiers of the premises shall not permit unlicensed vehicles of any kind to be parked on the premises. Other than for emergencies, parking for repairs shall not exceed twenty-four hours, unless garaged. 10. All utility services shall be connected by underground service lines installed in the most direct route. 11. Grantee(s), his/her/their heirs and assigns, shall provide off-street parking for at least one (1) vehicle for each residential unit in any structure. 12. Grantee(s) of Lots No. 66,68,70 and 72 shall establish and maintain a visibility barrier of plantings twenty (20) feet deep along the southeastern boundary line with Original Lots Nos. 1 and 8, anything to the contrary notwithstanding. Referenced herein to the Original Plan shall mean that recorded at Mifflin
County Plat book 14, page 96 and to the revised plan at Plat book 14, page 138,
or subsequent thereto. The Multi-family subdivision includes Original Lots
Nos. 53 to 58, inclusive.
